Resident Duties
  • Decorating and keeping the inside of your home in good condition

  • Blocked sinks/basins/baths (unless main drain is blocked)

  • Replacing fuses, light bulbs, and resetting trip switches

  • Toilet seats

  • Internal/external door handles, locks, keys (unless due to age/fault)

  • Built-in wardrobes

  • Looking after your private garden

  • Phone lines and sockets

  • TV aerials (unless supplied by RPRMO)

  • Repairs to alterations or fittings you installed

Caretaking & Grounds Maintenance

We handle cleaning, caretaking, and grounds maintenance across the estate. Our team of caretakers each manage specific blocks, while a contractor maintains the gardens.

Services include cleaning stairs, lifts, landings, and walkways, removing rubbish and fly-tipping, mowing lawns, and weeding.

Heating Repairs

Individual Heating
Call SWALE HEATING 24/7 on 01795 477098 for heating or hot water issues.

Communal Heating
Call Lambeth on 020 7926 6000 (option 1 → 2 → 1) and say your repair is with OCO.

Use your immersion heater if hot water is lost, but contact the Council to avoid high costs.

Noise nuisance

We know noise can really affect daily life. Some noise is normal in flats, but if it’s serious and ongoing, we may step in.

Pest Control

We know pests can cause stress at home. If the problem is serious or ongoing, we may be able to help.

Report a repair

Reporting Repairs
You can report repairs online, by phone, or at the RPRMO office. For emergencies, call us immediately. If contractors can’t access your property, you may be charged.

Please provide your contact number for appointment scheduling. Report communal aerial or pest issues directly to RPRMO.

Contractor Responsibilities
RPRMO handles most repairs. Lambeth contractors manage:

  • Heating: OCO Ltd

  • Lifts: Amalgamated Lifts

  • Lighting & Door Entry: OpenView

  • Drainage: TW Drainage

Emergency Repairs
Call 020 7926 6000 (Mon–Fri 8am–8pm, Sat 8am–1pm) or 020 7926 6666 after hours.
Emergencies include lift failures or total loss of power/water.

Repairs You Pay For

Some repairs are not covered by us and will incur a cost. We can assist with jobs like changing locks, unblocking sinks, or renewing taps.

The charge is £50/hr plus VAT and parts.

These repairs will depend on time and parts availability.
