If you want to report a repair, you can do so by email to the link here, by phoning us, or you can come in person to our RPRMO office. Day-to-day repairs go through the system, so you can report it any way you wish, but if the repair is urgent, then please call us, so we can respond immediately. Please note, if the repair is raised as an emergency and our contractors attend and receive no access, you will be re-charged for the cost.

When you report a repair, we will take the details of the repair. When the work is going to be done by our workmen, we will make an appointment for you. If the work is going to be done by an external contractor, they will contact you to make an appointment. If you have a communal aerial issue or pest control issue, please report to the RPRMO office and an order will be raised with the appropriate contractor on your behalf.

Please ensure that you provide us with your current contact number, so that our external contractors can contact you directly to make an appointment that is convenient for you.

We deal with most repairs to your home and the communal parts of the block and estate. Most of our repairs are done by our own workmen. Lifts, communal heating, estate lighting, and door entry systems are all dealt with by Lambeth Council’s contractors. The most frequently used are:

  • Lift Contractors Amalgamated Lifts
  • Estate Lighting and Door Entry - OpenView
  • Drainage - TW Drainage (TWD)

To request an emergency repair from Lambeth, call 020 7926 6000, Monday-Friday 8.00am-8.00pm and Saturday 8.00am-1.00pm.

To report emergencies outside Lambeth’s working hours and on bank holidays, call 020 7926 6666.

A repair is an emergency if it could cause serious health and safety problems or severe damage to your home if not fixed or made safe.

An emergency repair typically includes:

  • lift breakdown
  • total loss of electrical power to a block
  • total loss of main water supply to a block.
